Job Description:/h3:
The Leasing Manager plays a pivotal role in achieving the occupancy and retention goals of the assigned apartment community and is responsible for executing and managing all activities related to the marketing and leasing of available apartment homes. In addition, the Leasing Manager must work to ensure an excellent customer experience by maintaining the highest standards of service to prospects, applicants, current and former residents. This position is public facing and requires direct interaction with a wide array of individuals on a regular basis via phone, internet and in:person contact.

Essential Job Functions:
:Manage a team of Leasing Consultants.
:Greet and welcome all visitors to the community using exceptional customer service and prospect qualifying/sales techniques to ensure leasing and retention goals are met;
:Help to create and promote a friendly and professional office environment by displaying exemplary customer service in all aspects of the position;
:Utilize product knowledge to successfully market and present community and apartment feature/benefits according to specific prospect needs, as identified;
:Understand, embrace and utilize various marketing platforms as directed;
:Obtain and track advertising sources for all prospects;
:Record all telephone calls, internet lead activity and in:person prospect visits in property management software daily;
:Input apartment availability, resident activity and other information into property management software to ensure timely and efficient dissemination of information to team;
:Understand the local rental market and economic factors affecting occupancy and leasing;
:Regularly shop other properties within submarket to maintain up:to:date knowledge of competition :: completing market surveys as directed;
:Regularly inspect tour path, amenities, model and vacant apartment homes for quality assurance;
:Input apartment availability, resident activity and other information into property management software to ensure timely and efficient dissemination of information to team;
:Ensure leased apartments are ready for new residents by inspecting well in advance of move in; promptly communicate any pending make:ready items or maintenance concerns;
:Adhere to company best practices and federal Fair Housing requirements during all phases of the prospect/resident lifecycle, from initial prospect inquiry to resident move out (i.e. touring, application processing, security deposits, rental rates, lease administration, resident complaints, legal processes, renewals, etc.);
:Understand and effectively communicate screening criteria, application forms/processes, lease agreement and accompanying addenda;
:Conduct community orientation and move in inspection with new residents;
:Review move in and renewal files for accuracy and resident signature(s) on all appropriate verification and lease paperwork prior to submitting to Property Manager for signature;
:Process rental applications in a timely and accurate manner;
:Assist with lease renewals as directed;
:Address resident concerns courteously, professionally and in a timely manner;
:Contribute to and promote resident retention programs;
:Foster positive, active and collaborative relationships with residents, other communities and associated agencies;
:Complete weekly, monthly and annual reports, as directed;
:Accept rental payments with the parameters specified in company policy and procedure;
:Maintain current resident files in accordance with company policy;
:Complete weekly, monthly and annual reports, as directed;
:Help create and maintain a positive company culture;
:Positively represent the company and community;
:Maintain open communication with entire management team;
:Contribute to cleanliness and curb appeal of the community on continual basis;
:Distribute newsletters, pamphlets, flyers, etc. as directed;
:Comply with all federal, state, and local laws and regula
